River Gardens Information

The River Gardens neighborhood has two Homeowner Associations with a total of 201 lots. 

This is the River Gardens Third Addition (RGIII) website.  RGIII encompasses the 79 lots in the Third Addition to the neighborhood. River Gardens Association, Inc. (RGA), which encompasses the Original Section, the First Addition, and the Second Addition, has 122 lots in its membership. Their website is available at http://www.rivergardenshoa.com/home/.  

The two HOAs cooperate closely on all mutually beneficial issues. The neighborhood was developed in four phases, each with its own set of covenants. Covenants for homes within RGIII are available on the RGIII Documents tab.

Approval is required before changes are made to the appearance of a lot or any structures on a lot. Please see the covenants to ensure you understand the requirements before you make any changes to the appearance of a property. Examples of items requiring approval include, but are not limited to, site clearing, building, building modifications, tree removal (any tree over 6" in diameter), landscaping, or landscape modification (includes tree trimming), fencing, driveways, mailboxes, & pools. The Architecture Review Committee of RGIII is responsible for covenant enforcement and for processing requests for approvals within its parts of the neighborhood. River Gardens is outside the Pensacola city limits and our street lights are paid for through a Municipal Services Benefit Unit (MSBU) included in the real estate taxes for each property. An MSBU is a non-ad Valorem assessment district established to fund improvements in a specific geographic area within the county where a group of properties shares in the cost and benefit of that improvement.

Several years ago, the two River Gardens HOAs began cooperatively utilizing off-duty deputies to patrol the neighborhood. The patrols are paid from HOA dues and have been very successful in providing extra security and traffic control for the neighborhood.

The Escambia County Sheriff's Office provides law enforcement services for the neighborhood.

Sewer, Water, Garbage & Recycling Services:

The Emerald Coast Utilities Authority provides sewer, water, garbage & recycling services. The normal day for garbage & recycling pickup in River Gardens is Friday. The ECUA website is http://www.ecua.org. For questions about pickups or services, call 850-476-0480.


Power Outages & Streetlight Issues:

Contact Florida Power and Light (FPL) to report a power outage or streetlight problem.  You can also see FPL's outage map.


Escambia County Schools:

Meetings Information:
Board meetings for the RGIII HOA can be obtained by contacting the appropriate RGIII personnel listed on the RGIII-Contacts tab.  RGIII board meetings will be noticed to all RGIII property owners at least 7 days prior to the meeting.
